What usually goes wrong
Read the label on the tank before you call: gas or electric, how many gallons, and the serial number, which usually encodes the year it was built. A tank near the end of its life is often better replaced than repaired, and the age helps the plumber give you a straight answer.
On electric heaters, short hot water usually means a failed element or thermostat. On gas units, a pilot that will not stay lit often points to the thermocouple or a venting problem. If you see white crust on faucets and shower heads, minerals are probably settling in the tank too, and draining it helps.
Water from the relief valve pipe is a safety warning; never cap it. If you smell gas, leave the house and call your gas utility or 911 from outside first.
